John BROWN, a merchant, bought 5 acres, 1 road, 29 perches, from Charles HENTY for 219 pounds.

BROWN sold the property to William JOHNSTONE for the sum of 1,200 pounds which indicates that BROWN built the main part of the house between 1847 and 1851.

Titles Office, Hobart; Surveyor J.S SCOTT prepared a survey of the property for JOHNSTONE which shows a large formal parkland garden with an extensive network of roads and paths. The symmetrical formal design of the garden had its main axis aligned with the front entrance of the house.

JOHNSTONE sold the property to C.H SMITH, also a merchant. Some years later, purchasing Beulah, SMITH added the South Wing. The original Regency front verandah and end wall conservatories were later removed and the decorative verandah posts recycled on a cottage at Blackwall. This was replaced with a robust timber two-story verandah that was partly enclosed with glazing on the first floor at both ends.

The property was sub-divided into building lots and J.B WHITE purchased the main house on its present lot. WHITE demolished the North Wing, several rear outbuildings and the front and side first floor verandah. The first floor roof was reused over the first floor framing to create the present single story verandah.

WHITE sold the property to Dr C CRAIG, Tasmanian historian, collector and antiquarian.

CRAIG Sold the Gordon and Judy Humphries. The Humphries removed the back second story verandah (facing High St) and restored the front verandah (Beulah Gardens), did extensive internal renovations and enhanced the garden with plantings, brickwork and secret gardens.

Beulah House was sold to Bec and David who from May 2022 restored the interiors of the house - securing the structural integrity of the house, stripping back the house to its original state, installing new internal amenities and sympathetic interiors.
